How to Manage Virtual Home Showings During COVID-19
April 3, 2020
Health authorities have provided important guidance to help decrease the spread of the COVID-19 virus, directing that people minimize opportunities for transmission of the virus through limited physical interaction.
Real estate boards across the country have recommended that Open Houses stop immediately, and recently the Government of Ontario has prohibited open houses in the province. Due to these changes, Purplebricks has cancelled all upcoming Open Houses and will not post them until this situation is resolved. Open Houses will no longer be promoted through the Multiple Listing Service® (MLS®), REALTOR.ca, or on Purplebricks.ca.
With so much technology at our fingertips, buyers have the opportunity to tour homes virtually. Sellers can have Purplebricks upload a video tour of their home to YouTube so buyers can get a feel for the home, or sellers can have a live video chat with potential buyers and walk them through the home. Although this isn’t the way real estate is usually conducted, the real estate industry, as well as sellers and buyers, must adapt.
Tips for Conducting Virtual Showings
Get Familiar with the Technology
There are a variety of video conferencing platforms that you can use to showcase your home. If you want to walk a potential buyer through your home in real time, consider what platform you want to use; FaceTime, Google Duo, and Highfive are good options. Or, for a more permanent solution, do a video walk-through of your home and have Purplebricks upload it to YouTube for prospective buyers to view.
Tidiness Still Matters
Tidy and clean your home like you would for an in-person showing, so you can showcase your home in the best light possible. Because you will be walking a potential buyer through your home via video, be sure to keep any distractions out of sight or earshot. This means turning televisions off and putting kids and pets in one room.
The prospective buyer is putting a lot of trust in you to show them the home with an honest eye. They aren’t there in person to see any dents in the walls, or perhaps a missing light fixture. When walking them through the home, point out any areas you would want to see if you were buying a home virtually, even the less desirable ones.
Typically a REALTOR® walks potential buyers through a home, not the sellers. This means when you are conducting the showings, think about what types of questions a REALTOR® typically answers about a home. Questions regarding square footage, lot size, features and finishes, included items, and property tax amount are pieces of information you should know.
No one knows your home better than you do, so use this opportunity to showcase the amazing aspects of your home to potential buyers. Selling your home during the COVID-19 outbreak is manageable, you just need to adjust your game plan.
Need to sell your home? Purplebricks can help.
If you need to sell your home or buy a home during the outbreak, rest assured that a REALTOR® can help you navigate these murky waters.
