This architectural award winning condo occupies the SW corner of the 5th floor in the historic Travellers Building, constructed in 1907 as headquarters for the North West Commercial Travellers' Association. The building is situated in the heart of the Exchange District next to Old Market Square which holds the iconic Cube stage. For concert goers and Jets fans, Bell MTS Place is a 10 minute walk South and the Centennial Concert Hall a 7 minute walk Northeast. A bike path goes right past the front of the building.  

The project carves a contemporary dwelling into the heritage building by means of preserving and respecting the building's historic fabric while contrasting it with a minimalist modern interior. The condo is one half (the other half was unit 501) of a project that was the recipient of the Award of Excellence, 2006 Prairie Design Awards, titled Big Brother/Little Sister (see 5468796 Architecture Inc.'s website).

As you enter the main floor lobby you experience the hustle and bustle of the Peasant Cookery, conveniently open 7 days a week when you don't feel like cooking or want more space to host a larger group. You can enjoy classic French-inspired home-cooked meals inside the bar and casual dining areas or sit outside under the shade of a big umbrella on the wrap around patio with your favorite cold beverage and friends. The staff are super friendly and often greet you with a smile as you walk in. A speakeasy vibe fills the space as you saunter through and enter one of the private elevators that whisk you up to the 5th floor lobby.

Upon exiting the elevator into the 5th floor lobby you enter a sophisticated space with a slatted wood ceiling that wraps around seamlessly into a seating bench.

Designed in 2004, with construction completed in 2005, the 902 sqft. main floor dwelling space has a conceptual approach and attitude to detailing, while exhibiting unique qualities and personalities responding to the owner's priorities. The cabinets conceal a Liebherr top-mounted fridge/freezer, Fisher-Paykel pull-out single drawer dishwasher, large pullout pantry system, and microwave. The sleek design is finished with a Bosch wall oven and recently upgraded Bosch 500 Series induction cooktop. A matching white ladder rests on the wall around the corner for when you want access to the upper cabinets.

The living room is completely open to the ceiling with a floating cabinet across the North wall for extra storage, pre-wired for a TV entertainment system, and backlit with LED lighting for dramatic effect. An aluminum staircase provides easy access to the mezzanine level and a clear bubble chair hangs under the catwalk, inviting you into its cushions to read a good book or to surf the web. 16 foot birch saplings rest casually in the other corner, accentuating the height of the space.

The mezzanine level provides additional floor space over and above the main floor's 902 sqft., allowing for intimacy in the 14-foot high space and providing a secluded office and guest sleeping area. The custom-built guest bed platform has pull out storage for long items such as skies and the loft also offers a separate utility room with more storage and a small chest freezer.

Back down in the living room, a Lutron Grafik Eye lighting system integrates several lighting zones within the main space which is programmable to different pre-set moods at the touch of a button and also has a remote control. The Grafik Eye also has an auto-dim function that can slowly dim the lights after you turn it off, allowing you to calmly make your way to the bedroom and be under the covers before the lights have completely gone dark behind you.

The bedroom wall is floor to ceiling closets behind frosted glass doors with integrated lighting on both levels. The lower half has clothes drawers and rods. It also includes a pre-wired space for mounting a hidden TV entertainment system, centered with the bed, and dual pull-out laundry hampers below. The upper half also provides clothes rods and open storage. A special retractable clothes hook assists with selecting clothes from the upper rods. A custom queen bed platform provides additional storage with drawers on both sides. A discrete ceiling track allow a full-length curtain to be drawn if more privacy is preferred when hosting overnight guests.

The bathroom is a conceptual flow of 3 separate physical spaces, designed for a luxurious spa-like experience. One space directly off the bedroom offers an air jet soaker tub with a wall-mounted smart TV for relaxation together with an extra wide sink, backlit mirror, and two large pull-out pantries hidden in the wall to hold a plethora of cosmetics. A second zone, also directly off the bedroom, offers a hand sink with hidden medicine cabinet behind a sliding mirror and a floating toilet with a hand shower bidet beside it. The toilet space can be partitioned off from the bedroom with a frosted glass door when company is visiting, giving privacy to your personal space while still allowing natural light to flow through. The third zone consists of a walk-in rain shower with a hand-laid floor of polished river rock. The shower wall to the left is a clear full glass wall, showcasing the only authentic wet Finnish sauna in the building. The sauna is intentionally set into the unit's deepest corner to allow a Zen-like meditative experience with the outside noises dampened and lights dimmed down.

An in-suite Bosch washer and dryer are hidden behind a glass door in an insulated closet on the right side of the shower to minimize noise when in use. Additional storage systems to hold sauna and shower accessories are also on the right side behind a second glass door.

The floors, with the exception of the shower/sauna, are poured concrete. The main level has a dual zone in-floor electric heating for an economical and silent system, programmed with digital thermostats. Walking barefoot in the winter is a comfortable experience. A forced-air furnace with its own rooftop condenser provides ice cold air conditioning on hot summer days, also fully programmable with a digital thermostat.

The monthly condo fee is $460.78 which includes hydro (annually adjusted as necessary- for 2018 it was $19.00 extra for the year), water, building operations/maintenance by Akman Management, and garbage pickup service beside your door Monday/Thursday. Recycling bins are located outside next to the building. The hot water tank was replaced in June 2016 and the unit has been freshly re-painted and refreshed throughout.
