Imagine waking up to a beautiful sunrise greeting you every day while you overlook the city and its two majestic rivers. Well, I've lived that for the past 10 years my friend. Hi, I'm Mr Tomko, the owner of this luxurious castle in the sky. For 10 years I've enjoyed sweating in the sauna, working out at the gym, and going for the occasional swim. It's been wonderful daily having the closest outdoor parking spot and 3 elevators to get in and out quickly. As a mountain biker it's been super convenient having the best bike storage shed spot, and biking around the enchanting river trails to Assiniboine Park and The Forks. The lush mature trees in the area provide cool shade for summer walks to Osborne Village and Corydon for amazing breakfasts, lunches, dinners, and desserts!

What a delicious decade it was living here :)

The first thing that struck me about this condo was the view. This 30th floor east view never lost its appeal. It was like an ever changing painting over the seasons and throughout the years, a beautiful backdrop for daily life. The St. Boniface forest is particularly lovely. And the living room couch is a great seat for the Forks fireworks on Canada Day. Also, watching lightning jump from cloud to cloud was cool. Once a plastic bag floated by my window, never again did i see one get that high. Not having to find parking for Canada Day and other events at the Forks or Osborne Village was such a welcome convenience. High above the city noise below, I enjoyed many a quiet sleep and relaxing weekend afternoon nap.

The suite was recently updated with a new designer kitchen and bathroom. The kitchen has quality features like granite countertops, tile backsplash, luxury vinyl plank flooring, stainless steel fridge and stove, dishwasher, and modern soft-close white cabinets. The bathroom is a spa-like sanctuary with a tub/shower combo, fully tiled walls, large mirror, luxury vinyl tile floor, and modern quartz vanity.

The bedroom is spacious with a large closet with built-in shelves. There is plenty more storage space with a linen closet, front hall closet, and a large open storage room that could be used as an office. The living/dining room and bedroom have wall to wall carpet with original hardwood parquet flooring underneath. The unit is clean and move-in ready!

The building offers an indoor pool, gym (weights, machines, treadmills), sauna, work shop, solarium/party room/library, large deck with 2 bbq's, and outdoor parking. There is a washer and dryer on every floor. Pets are welcome. The building also has a lobby lounge, visitors parking, 24-hour security personnel, caretaker & professional services on-site (massage therapy, hair salon, law office).

My monthly condo fee is $496 (including water, heating/cooling. electricity, cable tv, and all building amenities). Property tax was $1639 this year.

There is a car co-op parking spot nearby, and River and Osborne is a major bus stop with a heated shelter. Safeway is 2 minutes away by foot for all your groceries and custom sub sandwich needs (see above).

Why am i selling? I've met the curly haired woman of my dreams and need to move to a larger place to grow a family and a garden. That's how things go. But my entire 30's were made incredible in part by the environment of this suite, building, and area. It has been a great experience living here. A single person or couple of any age would be very happy that they made this condo their new home!
